Pryconsa has started selling Residencial Santa Victoria, a development of around 80 homes in Valladolid. The scheme is on the site of the former Santa Victoria sugar factory, next to the Ciudad de la Comunicación and the Parque de las Norias.
The development will offer one to three-bedroom flats, from 65 sqm, with prices starting at €253,000 plus VAT. Homes will have terraces, while the ground-floor units will have private gardens, and all will include a parking space and storage room. Communal areas will include landscaped gardens and a swimming pool with night lighting and saltwater chlorination. Completion is scheduled for the fourth quarter of 2029.
The scheme is in a residential area close to Paseo de Zorrilla, with access to services, shops and urban amenities, as well as links to the railway station and the historic centre. It is also in the area where the Las Norias and Ariza parks are due to be connected, extending the green spaces in this part of the city.
The homes are designed to achieve an A energy rating. They will have a centralised aerothermal system for hot water, underfloor heating and cooling and a centralised heat pump, as well as a solar energy supply and controlled mechanical ventilation. A zoned control system will allow residents to set the temperature in the living room and bedrooms independently. The homes will also include home automation, a fitted kitchen and pre-installation for electric vehicle charging and air conditioning.
