Renta Corporación sells 2 'parking' plants to be converted into a laboratory

Renta Corporación has closed the sale of more than 3,300 sqm in Barcelona, ​​in a project that includes the transformation of what are now two parking floors into a clinical laboratory.

Located in the Eixample district, the property consists of four floors (two above ground and the other two underground), all of them used as parking, and was acquired by the real estate company before the pandemic broke out.

Now, a laboratory has bought the two above-ground floors and Renta Corporación has committed to transforming them into premises that can house a clinical analysis, pathological anatomy and industrial microbiology laboratory.

The reform project will consist of the union of two existing spaces: the first with access from Calle Provenza, where the entrance to the car park is today, and the second, which covers part of the inner courtyard of the block, where the parking spaces are located. parking. The resulting property will be divided into a ground floor plus a first floor, and will have access from Provenza and Rosselló streets.

"Renta Corporación's experience in this type of operation, through the creation of value in all our projects, is allowing us to increase our lines of business, entering sectors that have been little explored to date in which we see a lot of potential", comments David Vila , CEO of the firm, about this operation that includes a complete transformation of the asset.

The operation has had the advice of Forcadell, whose director of the office department, Manel de Bes, assures that "the change in the use of spaces is currently a trend that is increasing and that provides new business opportunities". In his opinion, "it is a way of giving added value to a property that was initially only assigned one type of use."

Between the purchase of the property and the reform, Renta Corporación will add an investment of close to eight million euros.

The socimi chaired by Luis Hernández de Cabanyes closed 2021 earning 6.9 million euros, compared to losses of 8.8 million registered a year earlier. In total, during the past year it invoiced about 84 million euros. Currently, it has a business portfolio of almost 63 million, made up mainly of residential, industrial and logistics assets.
