Garrigues becomes the new tenant of the renovated Colon Towers

The international legal and tax services firm will occupy the two towers, which have 20,298 square metres distributed over 30 floors, as well as a car park with 123 parking spaces.

For Garrigues, one of the main advantages of the move is that it will be able to bring together its more than 700 employees in the same building, as they were currently split between its headquarters at Hermosilla 3 and another building at Castellana 10 - both on the same block in the Salamanca neighbourhood and also rented out.

The lease, signed for 12 years, will allow Garrigues to move into its new headquarters once the refurbishment and renovation work being carried out on the towers, which is nearing completion, has been completed. Mutua Madrileña has been advised on this transaction by the real estate consultancy firm CBRE.

Refurbishment progress

The remodelling project of the Colón Towers is the third to be undertaken by the towers in their 50 years of life. It has been designed by the luis vidal + architects studio and thanks to this process the suspended structural solution designed by the engineer Javier Manterola has been enhanced, which is now reinforced and becomes more visible with the new solutions implemented.

The building, designed by the architect Antonio Lamela, therefore maintains the elements that make up the suspended structure in their entirety, integrating them into the new design of the exterior architecture in order to adapt it to the needs of the 21st century.

Torres Colón, at 117 metres high, is one of the tallest buildings in the capital and has belonged to Mutua Madrileña since 1995, when it was acquired from the English group Heron International.

The works will provide the building with state-of-the-art energy efficiency and sustainability facilities, which will make it the first business tower in Spain to be considered a Nearly Zero Energy Consumption Building (NECB), in accordance with EU Directives 2018/844 and 2012/27.

Torres Colón will only use electricity from renewable sources. In addition, it will consume 60% less energy than a conventional building, which will allow it to generate practically zero CO2 emissions, compared to the approximately 1,000 tonnes of CO2 emitted annually by a conventional building of similar characteristics. Moreover, almost 10% of the energy it consumes will be generated in the building itself.

Besides obtaining the Leed certification, which certifies that the building meets the highest international standards in terms of sustainability and efficiency, Torres Colón will also be Well certified, based on the implementation of best practices in design and construction that pay special attention to the health and well-being of the people who will work in the building.
