PORTUGAL REAL ESTATE SUMMIT RETURNS IN LESS THAN TWO WEEKS – AND IS NOW SOLD OUT

With less than two weeks to go, the Portugal Real Estate Summit 2026 is officially sold out, confirming strong demand for the 10th edition of Iberian Property’s flagship event dedicated to real estate investment in Portugal.

Taking place on 14 and 15 September at Hotel Palácio Estoril, the Summit brings together investors, developers, lenders, advisers and other industry leaders for two days of debate around the forces shaping Portugal’s real estate market and the opportunities emerging across its main investment sectors.

The programme opens on 14 September with a joint Living & Hospitality presentation by Paulo Sarmento, Head of Portugal at Cushman & Wakefield, and Augusto Lobo, Head of Portugal Capital Markets (CRE) at JLL, examining capital allocation, market fundamentals, expected returns and financing across both sectors.

The opening day’s central moment follows with “Construir Portugal – a closer look at the Portuguese Government’s strategy”, a live interview with Miguel Pinto Luz, Minister of Infrastructure and Housing, conducted by CNN Portugal journalist Anselmo Crespo. The conversation will address the Government’s policies and tools to move from market restrictions towards supply-side incentives, and what recent legislative changes mean for investors in practice.

The discussion then turns to residential, with an investors’ roundtable bringing together Sonae Sierra, Krest Investments, Caixa Geral de Depósitos and Grupo SANJOSE to debate new policies and tax measures, the supply-demand imbalance and, crucially, who will finance the next phase of housing delivery.

Digital infrastructure will take centre stage with “The new Digital Infrastructure race”, featuring Merlin Properties, Start Campus and EDP Renewables. As AI accelerates demand for data centres, the panel will examine whether Portugal’s connectivity, renewable energy capacity, land availability and growing hyperscaler interest can support investment at scale.

The first day will conclude with six interactive breakout sessions, covering new living formats, hospitality, retail, offices and logistics, licensing reform and tax incentives, before the traditional networking cocktail, welcome dinner and evening drinks at the Estoril venue.

DAY TWO: CAPITAL, SECTORS AND GEOGRAPHIES

The second day begins with another opportunity for delegates to choose between the six interactive breakout sessions, before moving into a joint presentation on Portuguese Commercial Real Estate – Where are the opportunities? by CBRE and Savills, focusing on offices, retail and logistics.

The investor debate then becomes more provocative with “The Ugly Ducklings and the Swans: the Iberian cycle”. Hines, Tristan Capital Partners and Signal Capital Partners will discuss which sectors are leading the market today, which remain overlooked, and where investors may find the next opportunities.

The final investment debate, “Capital allocation across geographies”, brings together Blackstone, Europi Property Group and Zurich to examine how investors assess pricing, risk and long-term value creation across markets — and where Portugal sits within that equation.

The Summit will close with a final networking lunch, bringing two days of discussion and exchange to an end.

Hosted at the historic Hotel Palácio Estoril, the setting adds another layer to an event built around investment, international capital and Portugal’s position in a changing European market. Opened in 1930, the hotel became one of Europe’s most famous wartime refuges, attracting exiled royalty, diplomats and spies to neutral Portugal. Its history later found its way into literature and cinema, including the James Bond film On Her Majesty’s Secret Service.

Ten editions on, the Portugal Real Estate Summit returns to the same setting with a market that has changed considerably — and with the industry once again asking where the next cycle of investment will come from, and where it should go.
