The management company, through the Meridia IV vehicle, has closed the sale for 11.6 million euros of the 25,000 square metre warehouse occupied by the German operator Dachser in Gelida (Barcelona), as reported by the socimi to Euronext Paris, the market where it is listed.
The buyer, whose identity has not been disclosed, has acquired a property consisting of a ground floor of 23,150 square metres and a mezzanine of 1,850 square metres for offices. In October, Meridia Capital closed the deal for the entire space with the German logistics operator Dachser, which signed a lease contract until 2028 at a rent of 4.8 euros per square metre per month.
Dachser will use the warehouse, located at 46 Camí de Can Valls in Gelida, which is Breeam Gold certified, to serve a customer in the home and accessories sector. The start-up of the German company's operations at the asset, with direct access to the AP7 motorway, was scheduled for the beginning of this year.
Meridia Capital acquired the asset, very close to Seat's Martorell plant, at the end of 2020 for €7.8 million. The asset manager carried out a thorough refurbishment before returning it to the market.
The warehouse has a strategic location between the first and second ring of the Catalan capital. The latter is characterised by the scarcity of available product and the former by the high levels of demand recorded in recent months.
