Dunas Capital Real Estate has secured a financing agreement of approximately €40 million with Maslow Capital to advance Alma Meco, a logistics project located in Meco, in the Community of Madrid.
The transaction enables Dunas to consolidate a controlling stake in the asset. The financing was advised by Dunas Capital Debt, a specialist unit of the Dunas Capital group, while Bufete Barrilero & Asociados and Allen & Overy acted as legal advisers.
Alma Meco comprises over 1.6 million sqm of land and has a buildable capacity of close to one million sqm. In February 2026, the project’s Compensation Board was established, covering eight large plots designated for industrial and logistics activities, ranging in size from 120,000 to 400,000 sqm.
The future park is located 35 kilometres from Madrid, on the A-2 motorway, with direct access to the R-2, and 25 kilometres from the Coslada-San Fernando logistics hub and Adolfo Suárez Madrid-Barajas Airport. The project is aimed at logistics operators, large retailers, e-commerce platforms and data centres.
According to the company, land sales covering a significant area have already been finalised prior to the final approval of the planning documents, meaning that a substantial portion of the site is already committed. Alma Meco plans to mobilise around €1 billion in investment and begin development work in January 2027.
With Alma Meco, Dunas Capital Real Estate expands its logistics portfolio in Spain. The project joins the Noblejas Logistics Technology Park (Toledo), with more than 2.5 million sqm; two logistics platforms in the Antequera Dry Port totalling 100,000 sqm; a cross-dock asset of more than 25,000 sqm in Loriguilla (Valencia); a 50,000 sqm cold storage logistics platform in Chiloeches (Guadalajara); and an industrial plot of more than 125,000 sqm in Castellbisbal (Barcelona).
The company currently manages more than 4.5 million sqm of industrial land in Spain and a portfolio of five logistics platforms exceeding 225,000 sqm of built space, located in Noblejas, Chiloeches, Loriguilla and Antequera, with lease agreements of between 15 and 20 years signed with logistics operators.
