Currently, the prime yield for students residencies in the central areas of the big cities is 5.5% above other classic assets such as office buildings or commercial locations facing the street. In secondary locations, the profitability is around 6.5%.
BNP Paribas Real Estate España predicts that the investment trend for this type of assets will increase and transform the current residential market. As was the case with other assets, it is estimated the professionalisation in this sector will also increase.
Considering the last transactions that took place, such as the purchase of Resa in 2017 for 400 millon euro, among other major operations, it is noted that this type of investment is a trend on the rise. So is the professionalisation of this sector. Investors consider, more and more, this market as an option to increase their real estate portfolios.
