The price of new houses in the city of Barcelona increases 2% in 2016

The price per square metre of new construction in Barcelona is continuing the upward path which began in 2015.

In the last twelve months, there has been a 2% increase, up to 4,280 €/m², as shown in the “Estudio del Mercado Residencial de Barcelona y su Área Metropolitana” (Study of the Residential Market in Barcelona and its Metropolitan Area), published by Aguirre Newman on the supply of available new builds, in spite of an earlier price.

The average surface area of a house has increased 5%, according to the report, the largest recorded in recent years. Buildings being developed at present are larger, and better adapted to demand. The combination of the increase in price per square metre and the average area of a house have led to a price increase of 7.2% in the last twelve months. Consequently, the average home on the market in the Catalan capital has a surface area of 101 m² and a final price of 432,972 euros.

In an analysis by zones, it can be observed that it is in the prime zone that the biggest increase in price per square metre has been recorded, at 5.2%. While the other zones show more smaller increases and a minimum price adjustment. By district, the biggest increases were in Les Corts and Gracia.

The average maximum recorded price was registered in the Sarriá – Sant Gervasi district, at 5,871 €/m². At the other extreme, developments in the Nou Barris district show the lowest price increases, at approximately 2,820 €/m2.

Finally, the Aguirre Newman study acknowledges the fact that available stock is showing a clear tendency to decline, due to the increase in demand and the low developmental activity in Barcelona.
