The socimi Silicius Real Estate, which specialises in long-term property management, has sold a commercial property leased to Ibercaja in Madrid for €1.4 million. Specifically, the asset is located at number 16 Paseo de La Habana, in the neighbourhood of El Viso, in the Chamartín district.
On the other hand, Silicius has announced that it closed the first nine months of 2023 with gross rents of 22 million euros and net rents of 18 million euros, practically in line with those obtained during the same period last year. Both registered an increase of 9.8% and 11.2%, respectively, on a like-for-like basis.
Juan Diaz de Bustamante, CEO of Silicius Real Estate, said: "The results for the first nine months of 2023 demonstrate the robustness and consolidation of our asset portfolio. "Despite having formalised the sale of five of them, we have managed to keep our revenues practically stable," he added.
"The good performance of our portfolio, which maintains leases with a stable duration of more than six years, has been possible thanks to new commercialisations - we have signed 60 new leases -, to the escalation of the rent of the leases already signed and to the CPI updates", said Diaz de Bustamante.
By segments and in comparable terms, the sectors that showed the highest growth in gross rents were hotels, with 24.8%, residential, with 21.1%, and shopping centres, with 7.1%. It should be noted that the variation was positive in all categories, except retail and offices.
At the end of September, the portfolio of assets in operation had an occupancy rate of 80%, a fall of 3% compared to January-September 2022.
