The president of the Municipal Urban Planning Management, Miguel Ángel Torrico, and the representatives of the company Mitiska REIM, Anna Panosa and Carmen Linares, have held a meeting this week to present the details of the project promoted by this company for the development of a new commercial park to be located next to the Rabanales University Campus. This meeting comes after the preliminary favourable assessment by the Municipal Urban Planning Management, in terms of the basic urban planning aspects, of the preliminary study of the project, presented in the first quarter of this year.
According to the data provided by the representatives of Mitiska REIM, the Parque Comercial Rabanales XXI will have a gross leasable area (GLA) of 16,000 square metres and will be located on the N-IV, with excellent visibility and access from both directions of this road. The location is an area of great residential development, in fact, 4,700 homes are planned to be built in this area, and it is very close to the Rabanales University Campus, as well as in the area of influence of the new Army logistics base, which will be built in the Alcolea area, very close to the project plot.
The project for this new business park estimates that it will have an area of influence of more than 200,000 inhabitants within 15 minutes, rising to more than 400,000 if we take into account the total area of influence (between 10 and 30 minutes), which includes the city of Cordoba and all the surrounding towns. The area in which it will be built is a very dynamic area in which, in addition to the Rabanales Campus and the Science Technology Park, the new Ciudad de Levante neighbourhood is being developed, which will link Fátima with Rabanales.
In this first contact with the president of the GMU, the company's managers indicated that the project is at an advanced stage of commercialisation through the company Quick Expansion and some of the main national and international retail operators have already expressed their interest. In the same way, the representatives of Mitiska REIM have negotiated with Comercio Córdoba so that there are preferential conditions for the businessmen of the Cordovan trade in this new commercial area.
Regarding this project, the president of the Municipal Urban Planning Management, Miguel Ángel Torrico, thanked Mitiska REIM for its interest in Cordoba and its commercial development and stated that, after this initial contact, "the GMU is committed to maintaining a fluid dialogue with those responsible for this project, which demonstrates Cordoba's interest and capacity to attract large companies and projects".
This is Mitiska REIM's second venture in the Cordoban capital, since the Los Patios de Azahara business park was inaugurated in 2021 and has become one of Cordoba's commercial benchmarks. According to Anna Panosa, Mitiska Reim's director of developments in Spain and Portugal, "in this project we start from the deep knowledge of the city and its needs, which has given us the experience of Los Patios, and we hope to meet the commercial needs of this new development pole in Cordoba by promoting a new generation modern, convivial and sustainable retail park. The company continues to work on the search for new opportunities in the Iberian Peninsula and in the course of 2024 and 2025 the new Nova Vila Retail Park in the Portuguese town of Portimão (Portugal) and Salinas Park, located in Alverca (Portugal) are expected to open their doors".
