The socimi Wellder, backed by Renta Corporación and the Dutch fund APG, has consolidated its portfolio with the acquisition of five residences from DomusVi, a leading player in the social and healthcare sector and the main manager of elderly care centres in Spain. The investment amounts to 36.5 million euros in a sale & lease back agreement, with the advice of JLL.
These residences are located in the autonomous regions of Galicia and Castilla y León, occupying a space of 36,000 square metres and providing 826 places, of which 99 are day centre places. In detail, the residences acquired are: DomusVi Ciudad de Pontevedra, which has a surface area of 5,258 square metres and 120 beds; DomusVi A Coruña Oleiros, with a surface area of 5,453 square metres and 154 beds; DomusVi Decanos Ávila, with a surface area of 10,250 square metres and 205 beds; DomusVi Nuestra Señora del Camino (León), with a surface area of 11,191 square metres and 253 beds; and DomusVi Monfarracinos (Zamora), with a surface area of 3,949 square metres and 94 beds.
As part of its commitment to sustainability, Wellder will certify all the assets under the BREEAM seal, in the "In Use - Very Good" category. However, the residence in Pontevedra will achieve the "Excellent" rating.

DomusVi, with three decades of experience, is positioned as a benchmark in the demographic challenge related to longevity in Spain. This transaction will allow it to continue investing in new centres and resources, adapting to the reality and needs of the Spanish population.
By 2023, with this acquisition, Wellder establishes itself as one of the main players in the nursing home segment, accumulating six assets with a total investment of 44 million euros. In February, the firm earmarked €7.5 million to acquire and renovate the DomusVi Río Vena residence in Burgos.
DOMUSVI DECANOS ÁVILA
Managed exclusively by Renta Corporación, Wellder was created at the end of 2022 with the initial purpose of acquiring properties in Spain valued at 250 million euros, always prioritising quality and ESG criteria. The company is currently in the process of closing new investments, which it expects to conclude before the end of the year.
Wellder, which specialises in residences and healthcare centres for the elderly, expands Renta Corporación's investment and capital management business, diversifying its market and generating higher recurring revenues. It is anticipated that Wellder could debut on the stock exchange during 2024.
