The 'Empresa Municipal de la Vivienda y Suelo' (EMVS) has awarded the construction of a new development of 100 affordable rental flats in Ensanche de Vallecas to the Aquaterra-Arnó-Benito joint venture. It is a development that increases the supply of housing, while at the same time boosting life in Madrid's neighbourhoods, as the project includes two commercial premises.
With a municipal investment of 13,602,701 euros, construction will begin in the next few weeks on 100 flats for affordable rentals, with two (35), three (58) and four bedrooms (7), four of which will be adapted for people with reduced mobility. In addition to 102 parking spaces and two commercial premises. In order to ensure that they all have natural light, the building has courtyards open to the façade, which allows extra space to be gained in living rooms, bedrooms and kitchens.
Efficiency is already a common denominator in the new EMVS developments, as is accessibility. For this reason, Vallecas 62 will have energy certification A, as it will develop a sustainable design that will include aerothermics, a renewable energy system with environmental benefits and significant energy savings, Exterior Thermal Insulation System (SATE), PVC carpentry or cross ventilation of their homes. At the same time, all routes will be made accessible, bridging the difference in level between the ground floor and the street with a ramp.
The largest public housing developer in Spain
With more than 10,500 homes for rent or in various stages of construction, EMVS is the largest public housing developer in Spain. Specifically, it has almost 7,800 affordable rental homes and around 2,700 new homes distributed in 32 developments under construction and under tender. Currently, EMVS has four developments in the district of Villa de Vallecas in different phases of execution, with a total of 310 affordable rental flats.
