The property developer Talvion has launched a new investment vehicle focused on the housing sector,which allows the buyer to become an investor in the project, with access to a return that reduces the final purchase price.
According to Talvion, the model Equity for Homes involves incorporating the investor-buyer into the project’s financing structure during the initial phases, prior to capitalisation. Through this system, the investment in the asset is made in advance of the development getting underway, meaning that the buyer not only receives a property at the end of the process, but also receives the full financial return from a professional developer.
The model has been launched for the first time in Jávea, with a development that will have an entry price of €230,000 and an expected investment development period of 26 months. Under this scheme, once the project is completed, the investor will receive the finished property and an expected return of between 15% and 20%, which will reduce the final cost of the property compared to the traditional market price.
The project development in Javea is a building in the historic centre, with 85 two- and three-bedroom homes of up to 105 sqm. It will feature a swimming pool, gym, gourmet kitchen, private parking and outdoor terraces, as well as a central communal area.
Talvion also plans to apply this investment vehicle to the second phase of its new residential development in Puerto de Sagunto. In this case, the building comprises 135 homes with one to three bedrooms in a complex featuring a swimming pool, a co-working space and a gym.
