Style Properties has acquired the Ayala 63 building, in Madrid’s Salamanca district, from Global Endor for €30 million. The transaction, advised by Tomasa Real Estate, involves the sale of one of the few complete residential properties available on this market.
The property has a gross floor area of 2,130 sqm and comprises 17 units, as well as communal areas including a gym and swimming pool. Until now, it was managed by The Arc Collection as luxury serviced apartments, a model that combines residential use with facilities associated with high-end hospitality. Following the acquisition, Style Properties, advised by LXH Homes, plans to refurbish the property and subsequently market its flats individually within the premium segment.
Ayala 63 had been acquired by Global Endor in 2017, when it was occupied and in an advanced state of disrepair. The property underwent a comprehensive refurbishment, completed in 2019, and since 2020, management by The Arc Collection, led by María Fernández, has helped to position it within Madrid’s prime residential market.
Designed in 1907 by the architect Fernando Pérez de los Cobos, it retains listed features such as the Modernist-inspired façade, the original staircase and the ironwork on its balconies, which were preserved during the refurbishment and reinforce its unique character within the historic residential area of the Salamanca district.
Cristina Calero, founder of Tomasa Real Estate, points out that the transaction reflects the difficulty of finding entire buildings of this nature in the area and emphasises that the interest shown by former clients in purchasing the properties demonstrates the progress made by the asset.
