A private investor has acquired a building comprising 27 tourist apartments in Madrid’s Adelfas neighbourhood, in the Retiro district, from Silex Real Estate. The transaction was completed directly, although the value of the deal was not disclosed.
The property has a floor area of 1,350 sqm and 35 parking spaces. Silex acquired it in 2022, when it was still used as offices, and carried out a full conversion into tourist accommodation. The property began operating in 2025 and has remained in operation for approximately one and a half years.
According to figures provided by Silex, the combined income generated through the operation of the apartments and their subsequent sale exceeds €9.5 million, completing a repositioning process carried out over four years.
The transaction forms part of Silex’s strategy of investing in real estate assets worth less than €15 million and transforming properties affected by urban planning, legal or financial constraints.
In recent years, the manager has invested €30 million in this type of project through its Onix vehicles, funded by private investors and family offices.
