In the heart of Madrid's Salamanca district, the Gamazo Hohenlohe family has closed the sale of the building located at 32 Calle Padilla to the Spanish fund Persepolis. The transaction has been advised by the consultancy firm Colliers.
The investor's aim is to transform the property into an exclusive luxury housing project, linked to leading fashion brands and complemented by high-end hotel services.
Ana Gamazo Hohenlohe, spouse of businessman Juan Abelló, and her siblings exercised control over the building through Inmobiliaria Padilla, a family entity founded in 1948 with the construction of the property. This residential block covers approximately 8,000 square metres, distributed over a ground floor and four upper floors. Although the amount of the transaction has not been disclosed, it is estimated that the Gamazo family asking price was around 80 million euros.
The Persépolis fund is currently in negotiations for the development of three projects linked to luxury brands, both in the fashion and automotive sectors, with the aim of refurbishing and marketing homes in the capital. These properties will also be connected to five-star hotel services, following the trend in the sector known as branded residences.
In addition to Padilla, Persépolis has initiatives in Calle Sagasta (Chamberí district) and in Infantas (located behind Gran Vía, in the Chueca neighbourhood). The planned investment for the acquisition and refurbishment of these properties is close to 200 million euros.
Spain is currently experiencing a growing interest in residential projects linked to hotel services. According to data provided by Colliers, Four Seasons, Mandarin, W and renowned brands such as Karl Lagerfeld, Fendi or Lamborghini, approximately 1,000 homes of this type are expected between this year and 2027.
