Neinor Homes has begun marketing the NOBA III development in the Montesa neighbourhood of Esplugues de Llobregat. This project includes 126 two-, three- and four-bedroom homes, as well as commercial premises. It is located in an area close to Barcelona, characterised by its wide range of services and accessibility, as well as its green areas.
This launch marks the third phase of the company's commitment to this municipality, where it plans to build a total of 869 homes. The area of Montesa, with an industrial past, is undergoing a major urban transformation to meet growing residential demand.
The investment in Noba Homes III amounts to 47 million euros, while the total investment planned by Neinor for the regeneration of the neighbourhood amounts to 236 million euros. The entire project, which includes six developments, could generate approximately 600 jobs, both direct and indirect.
Joaquim Manich Carrer, East Territory Director of Neinor Homes, said: "Noba Homes III is the third of our developments in Esplugues de Llobregat, a municipality that is adopting a more family-oriented, active, healthy and sustainable city model".
The features of Noba III include homes with large terraces and home automation systems accessible by mobile phone. The basement floor will have parking spaces with electric chargers, storage rooms and spaces for motorbikes. The communal areas will include gardens, swimming pool, solarium, children's play area and outdoor gym, as well as a gourmet room with kitchen for events.
Montesa: more than 2,000 homes
The Montesa Strategic Residential Area (ARE) aims to revitalise a sector with an industrial past, incorporating more than 26,000 square metres of green areas, cycle paths, and jogging areas. The plan also foresees the development of 2,105 dwellings, more than 50% of which will be protected, and allocates 30,800 square metres for recreation and public roads.
This renewal includes significant improvements in urban mobility, with the extension of the Rambla del Carme and the implementation of traffic calming zones. The connectivity of Esplugues will be reinforced by the extension of metro line 3 and the arrival of the tram, as well as the construction of key infrastructures such as the Vithas Hospital and the expansion of the Hospital Clínic de Barcelona, together with the development of BaSID, the first science and innovation hub in Catalonia.
