The government team of Malaga city council has promoted the modification of the general plan (PGOU) to prohibit or limit the implantation of new tourist housing in certain neighbourhoods of the city. With this reform, 43 neighbourhoods will not be able to register new tourist dwellings (VUT), and 328 neighbourhoods will only be able to register tourist dwellings with independent entrance and services.
For the decision to come into force it has to be approved by the local government board, so the modification will also have to be validated by the plenary and published in the official gazette of the province. Malaga puts these limits in the neighbourhoods where the 8% of this type of housing is already exceeded.
The general plan analyses the incidence of tourist housing in 417 neighbourhoods in the city. However, almost 75% of the places are concentrated in four districts of Malaga, being the neighbourhoods of the centre district those that accumulate 65% of the total.
On the basis of the study, it is proposed that a series of limitations be established, so that these can be implemented in neighbourhoods with less tourist pressure and prevented in those where there is a greater number of tourist accommodation.
The maximum number of dwellings to be authorised in each neighbourhood will be reviewed by Malaga City Council one year after the entry into force of this modification and, subsequently, with a maximum periodicity of four years.
