The Nuevo Barrio Campamento Compensation Board has put out to tender the infrastructure works for phases 1 and 2 of the Campamento development in Madrid, south of the A-5 motorway. The contract has a base budget of €114.8 million including taxes, or €94.9 million before tax, and also covers the external connections needed to serve the new sectors. Bids can be submitted until 1pm on 10 November.
The tender follows the step announced in July, when the Spanish Council of Ministers authorised the contracting of the works. In June, Casa 47, the state housing company that owns 97% of the land, approved a €140 million contribution to the Compensation Board to cover development costs. Madrid City Council estimates the total cost of the infrastructure works across the whole area at more than €383 million.
The plan covers 2.1 million sqm and includes 10,700 homes. Under the project approved by the City Council, 7,000 will have some form of public protection: 3,800 price-capped homes, 2,100 under basic protection and 1,100 for rent. The remaining 3,700 will be open-market homes. The first two phases, now out to tender, will prepare land for around 4,000 homes.
The development will be carried out in three phases. The third will cover land on both sides of the A-5 and to the north of the motorway, where the planned burying of the road shapes the layout of the area. The approved design includes 22 green spaces and more than 8,000 trees, as well as public spaces and facilities.
