The Municipal Housing and Land Company of Madrid (EMVS Madrid) has awarded 176 affordable rental homes this Friday, whose rent will never exceed 30% of the family unit's income. This first draw of the year follows the allocation of a further 150 homes last November, the keys to which will be handed over in just over a month's time.
Of the 176 flats awarded, 135 are newly built and correspond to La Rosilla 1 and La Rosilla 2, two EMVS Madrid developments in Villa de Vallecas. With a budget of almost 10 million euros, La Rosilla 1 brings 63 new homes to this draw, three of them adapted for people with reduced mobility. For its part, La Rosilla 2, with a budget of almost 9 million euros, provides 72 homes, three of them adapted.
Distributed in 38 two-bedroom flats, 84 three-bedroom flats and 13 four-bedroom flats, both developments have energy certification A (the highest), which reduces the energy bill and improves the comfort of their tenants. To this end, they incorporate an aerothermal system with underfloor heating and cooling, while electricity generation in the communal areas is provided by photovoltaic panels installed on the roof.
The 176 affordable rental homes awarded are distributed in ten districts of the capital. Due to the two developments in La Rosilla, almost 80% of the flats are located in Villa de Vallecas, while Puente de Vallecas (7.95%), Villaverde (3.41%) and Centro (3.41%) are the other three districts with the largest number of homes in this allocation.
With more than 10,600 homes for rent or in various stages of construction, EMVS Madrid is the largest public housing developer in Spain. Specifically, it has almost 8,100 affordable rental flats and nearly 2,550 new homes in 30 developments under construction and under tender.
