Kronos Homes is investing more than €125 million in Distrikt, its largest residential project to date, in Lisbon’s Parque das Nações. The scheme comprises four residential towers with 214 homes, ranging from one to five bedrooms, along with six commercial units and a public car park.
The project was designed by Morph Studio and focuses on the relationship between the homes and their surroundings. It features simple lines, large terraces, extensive glazing and gardens that maximise natural light and views over the city and the Tagus River. The floors are rotated by 45 degrees to optimise views and the orientation of the units.
Distrikt has received the Almar Consulting Award for Best Real Estate Project at the World Class District Awards 2026. The award, which recognises Morph Studio’s architectural design, was presented in Madrid to Adrián Menéndez, Kronos Homes’ territorial director for Lisbon.

Kronos Homes is the residential development arm of the Kronos group, which also operates STAY by KRONOS (build-to-rent), US by Kronos (flex living) and WAY (retail and leisure). Active in Spain and Portugal since 2014, the group has a portfolio of 18,000 homes and annual revenue of around €500 million.
