The luxury residential market in Galicia is attracting interest from international buyers. According to Lucas Fox, a real estate agency specialising in the sale of this type of residential units, this interest is due to the climatic conditions of the region, which also attracts buyers from other parts of Spain and local buyers.
Rafael Rosendo, director of Lucas Fox Galicia, states that "Galicia is becoming a climatic refuge thanks to its environmental characteristics and in recent years we are witnessing an increase in residential demand from international buyers, from other parts of Spain and also from local citizens, who are looking for a second home in this autonomous region".
Interest in the luxury residential market is mainly concentrated in the south of Galicia, in the areas around Pontevedra and Vigo, known as the Rías Baixas, with buyers preferring coastal properties, located up to 20 kilometres inland.
The most sought-after homes include Galician-style houses, with building areas of up to 400 square metres and plots of land ranging from 3,000 square metres to two hectares. Prices range from 400,000 to 800,000 euros. There is also demand for pazos and Indian houses that often require refurbishment, with prices starting at 600,000 euros, as well as modern properties that are ready to move into.
"The prices of luxury properties have remained stable since last year," says Rosendo. In the Rías Baixas, the most exclusive properties are in areas such as Sanxenxo, where a renovated square metre can cost up to 4,000 euros.
Lucas Fox has launched a 312 square metre traditional Galician house in the Rías Baixas for 1.25 million euros. It is also marketing a 15-hectare estate with vineyards in the Albariño DO for 1.95 million euros.
In urban environments, the highest prices are registered in the Los Cantones neighbourhood in A Coruña, where the renovated square metre costs 3,700 euros, and in the Ensanche de Santiago de Compostela, with a cost of 3,000 euros per square metre.
The market is dominated by international buyers, who account for 72% of sales, while nationals, mainly from Madrid and Galician residents abroad, make up 28%. "We meet many Galician buyers who live abroad, but decide to buy a second home in Galicia to maintain a link with their homeland and enjoy the natural and cultural beauties that Galicia has to offer," says Rosendo. International buyers tend to make offers in excess of €1 million, while national buyers tend to be capped at €1 million.
