HSAM Europe has completed the exit of RoundShield Fund IV's investment and achieved a further realisation for RoundShield Fund V. This follows Merkel Capital's sale of three purpose-built student accommodation assets in Madrid, Granada and Valencia to Westwind Capital, as reported by Iberian Property in September. The portfolio comprises 1,406 beds, with an aggregate gross development value on completion of €172 million.
HSAM Europe partnered with Merkel Capital to provide senior secured financing for the acquisition and development of student accommodation in prime university locations across Spain. The portfolio includes assets financed through a 2023 investment by RS Fund V, together with the last remaining asset from a 2021 investment by RS Fund IV. The other assets in the Fund IV investment were sold to Greystar in 2025.
The deal is expected to generate meaningful proceeds for both funds, supporting further distributions to investors, and completes the realisation of the 2021 investment.

According to HSAM Europe, the acquisition by a new institutional entrant shows that exit liquidity remains available for well-located assets in the sector, including those still under development. Spanish student accommodation continues to attract institutional interest, driven by a significant shortage of purpose-built beds relative to demand.
HSAM Europe is the European investment platform of Harrison Street Asset Management, which has $110 billion in assets under management. Harrison Street acquired a majority stake in RoundShield in 2025, and the firm rebranded as HSAM Europe in summer 2026 after integrating Harrison Street's European platform into RoundShield Partners. Its credit platform, with a track record dating back to 2013, provides real estate and asset-backed lending to the mid-market across Western Europe, from senior secured lending to more complex, opportunistic financing.
