The Rodrigues Sampaio 15 building, located on the street with the same name next to Avenida da Liberdade in Lisbon, was sold by servicer Hipoges for about 6.8 million euros to a Portuguese real estate developer that proposes to rehabilitate it.
According to Hipoges, "this is a mixed-use asset of high asset value similar to the 'Liberty Project', which was sold in September for more than 10 million euros and was also located in this premium area of central Lisbon," a statement said.
This building has six floors above ground and a total area of 2,000 square metres, distributed over 13 independent units, including two shops and a dwelling at ground level. The remaining 10 relate to housing and services. In order to "create value for the investor", Hipoges "previously ensured, with the Lisbon City Council, the valuation of the property through an already approved study of the project that contemplates the increase of the construction area", one can also read.
Luís Silveira, director of Real Estate for Hipoges in Portugal, said in the same statement that "this asset is very attractive to various types of buyers and investors. He considers that this deal "once again consolidates the group's position in the Real Estate area and in the successful management of large assets".
In 2022, Hipoges closed the sale of two buildings of this type in Lisbon. It already exceeds 47,000 million euros in assets under management, and has more than 1,500 employees after an "exponential growth" registered this year.
