Madrid’s Governing Board has authorised the signing of the urban development management agreement for the implementation of the development plan for the Canillejas substation, in the San Blas-Canillejas district.
This step marks the start of the transformation of the former site, which for years housed a high-voltage electrical substation operated by Unión Fenosa, into a new residential area comprising 132 homes – around 20 of which will be affordable housing – and new green spaces, as announced by Inma Sanz, Deputy Mayor and municipal spokesperson.
The project covers an area of around 18,000 sqm on the plot bounded by Albadalejo and Etruria streets and Arcentales and Canillejas to Vicálvaro avenues. The site will have a maximum buildable area of 13,172 sqm for residential and commercial use, while the remaining plots will be allocated to green spaces and other publicly owned facilities managed by the council.
Green light for the development of the plot in December 2025
In December last year, Madrid City Council approved the development project for the area around the Canillejas substation, which will be carried out by Avantespacia Inmobiliaria under the supervision of the Department of Works and Infrastructure.
The development works, which have a budget of €2.3 million and a completion period of 24 months, will focus on the refurbishment and extension of the existing green space, as well as the widening of the pavement and the creation of a parking lane on Calle Albadalejo and Avenida de Canillejas a Vicálvaro.
