Dazia Capital has unveiled Perchel by Darya Homes, its first residential development in Málaga city, which will comprise 138 homes and represent a total estimated investment of 60 million euros, according to the firm. The development builds on the activities of its property development brand in Madrid and on the Costa del Sol, with all units intended for sale.
Located in the El Perchel neighbourhood, it will comprise two blocks with a total floor area of approximately 16,000 sqm and access from Calle Huerto de la Madera, which will be pedestrianised. The ground floors will house both retail units and homes.
The range comprises studio flats and one- to four-bedroom flats, with floor areas ranging from 40 to 185 sqm and an average saleable area of 100 sqm. Prices start at 355,000 euros, with a garage and storage room included in all cases, and buyers will have various customisation options available through the Darya Custom service.
The sales process begins on 9 October with contact being made with those registered on the list of interested parties, who will be given priority. ON3 will handle the sales in conjunction with the Darya Homes team, whilst handover is scheduled for the first quarter of 2029.
The architectural design is by HCP, whose proposal adapts the building’s volumes and heights to the scale of the neighbourhood and revives elements such as vertical windows, balconies and sloping roofs. Inside, an entrance hall and a network of interconnected courtyards will link the street, the homes and the communal areas, whilst also promoting natural ventilation. The interior design will be handled by Teresa Sapey, who takes inspiration from the La Concepción Botanical Gardens and uses stone, warm tones and colours linked to local tradition.
The communal areas include a rooftop swimming pool, a co-working space, a gym and a wellness area with a sauna, contrast shower and halotherapy room. There are also plans for green roofs and a solar photovoltaic installation for self-consumption, alongside high-performance thermal insulation and high-efficiency centralised air-conditioning and hot-water systems, with the aim of achieving an A energy rating.
Messer Living will be responsible for owner services, with a residential manager coordinating communication with the estate manager and the construction company. The complex will also have a concierge service and facility maintenance.
