Culmia has been awarded the marketing of three plots of land for the construction and management of 402 rented subsidised housing units, located in Esplugues de Llobregat, in the province of Barcelona. These properties are part of the ARE Montesa project, which will transform a former industrial area into a modern residential and tertiary neighbourhood. The plots are divided into blocks of 188, 82 and 132 dwellings, each with communal outdoor spaces, plus a large community room in the main building.
Construction is scheduled to begin between late 2025 and early 2026, with an estimated delivery in the first quarter of 2028. The homes are designed to meet sustainability standards, including achieving A energy certification and Culmia's BREEAM and ‘Quartz’ seals.
The company expects to invest 45 million euros to build these homes. This investment is in addition to others that Culmia has already committed to various affordable housing projects and which will involve more than 550 million euros in this area.

In addition to the projects in Barcelona, Culmia has been awarded several lots under the VIVE Plan of the Community of Madrid, including 1,763 homes in 12 plots in Sebastián de los Reyes, Tres Cantos, Alcorcón, Alcalá de Henares, and Getafe; as well as the only lot of the second phase of the VIVE Plan with 1,137 homes in Boadilla del Monte, Pinto, and Colmenar Viejo. It was also awarded two lots of the Madrid City Council's Affordable Rental Plan, with 871 homes in seven developments in the neighbourhoods of Valdebebas (Hortaleza), San Fermín (Usera), Atocha (Arganzuela), Peñagrande (Fuencarral - El Pardo), San Isidro (Carabanchel), Rejas (San Blas), and Los Ángeles (Villaverde); and recently two lots with a total of 169 homes in Valencia and Benidorm, part of the affordable rental housing plan of EVHA, Entitat Valenciana d'Habitatge i Sòl.
