Conren Tramway (CT) has acquired three plots adjacent to Plaça Glòries in Barcelona to develop three buildings for a total of 200 homes, both subsidised and open market. The project also includes commercial premises focused on local shops and restaurants.
The total investment of this development is approximately 150 million euros, including TC contributions to urban development charges and assignments. This project is expected to generate about 25% of the new housing in the immediate area of the square.
With the imminent completion of the City Council's urban planning and landscaping works, Plaça Glòries is positioning itself as a prominent location in Barcelona, offering accessibility via metro, bus and tram, the latter planned to connect the city from north to south. The square will devote a large part of its space to green and public areas, reaching 30,000 square metres.
These buildings will offer medium-high quality and luxury housing, according to the company. This area, transformed by the City Council's intervention, follows the original design of the Cerdà plan, which almost 150 years ago defined the square as the centre of Barcelona. This plan also reinforces the area as a growing nucleus of economic activity, especially near the 22@ sector, strengthening the polycentric character of the city.
Demand for housing in Barcelona
Ignacio Raventós, CT's Investment Director, comments: "The demand for housing is very high in Barcelona in all its forms, and increasing supply is essential to alleviate the pressing housing need in the city centre, especially near the 22@ office district, one of the city's main office districts".
CT will apply sustainability and wellness-oriented design principles in the construction and operation of these buildings. Advanced material recycling and reuse techniques will be implemented, and it is estimated that energy consumption will be reduced by 50%, water consumption by 35% and maintenance costs by 7%. The buildings will seek BREEAM certification.
Construction of the first building is scheduled to begin later this year on Avenida Diagonal, with completion of the three buildings projected between 2026 and 2027.
