The Grupo Avintia Real Estate has formalised, together with the Community of Madrid, the award of 254 homes in Daganzo and Moralzarzal, as well as a further 165 homes in Las Rozas, making a total of 419 units destined for the Limited Price Public Protection Housing (VPPL) regime for first residence rental. These homes will have prices regulated by the administration and work will begin in September.
The project in Daganzo includes 174 homes and the one in Moralzarzal 80, distributed over two plots. These properties, which will have one, two and three bedrooms, garage and storage rooms, form part of Lot III of the Madrid Regional Government's Plan Vive and will be built using the Grupo Avintia's industrialised avita system.
This method promises to reduce on-site waste by up to 75%, water consumption by 20%, raw materials and concrete by up to 50%, noise pollution by 50% and CO2 emissions by 40%. In addition, it predicts an improvement in energy efficiency that could reduce the annual cost of consumption for residents by up to 32%.
As for Las Rozas, the homes will be built on an area of 9,657 square metres in the El Montecillo area and will also offer between one and three bedrooms, along with communal spaces including a storage room, garage space, swimming pool, children's play area, gym and a coworking space.
The Grupo Avintia Real Estate continues to strengthen its focus on affordable housing, with the aim of reaching 4,000 homes in its portfolio by the end of the year. The group recently signed an alliance with Palatino Residencial, an alternative investment vehicle promoted by Bankinter Investment. This partnership will allow Palatino Residencial to operate 452 affordable housing units under the Madrid Regional Government's Plan Vive in the centre of the capital, with a 45-year concession, once the works being carried out by the Grupo Avintia Real Estate - Pecsa Real Estate joint venture have been completed.
