Amenabar has finalised the purchase of a new plot of land in Los Berrocales, Madrid, for residential and commercial use. The transaction took place via an auction organised by the Community of Madrid’s Social Housing Agency, and Amenabar secured the land with a bid of around €11 million, reports El Confidencial.
The plot acquired has a buildable area of 6,950.56 sqm. Plans for the site include a development of 58 homes, as well as a ground-floor commercial area of approximately 1,500 sqm. With this acquisition, the company now has two residential projects in Los Berrocales.
The new development forms part of the Jardines de Berrocales project, with which Amenabar entered this market in late 2025. In that initial project, the developer launched a development comprising 81 two- and three-bedroom homes, complete with communal areas, gardens and a swimming pool. The company already holds planning permission for this development and plans to start construction immediately. The aim is to hand over the homes in 2028, although the initial forecast had envisaged an earlier date.
Los Berrocales has become one of the major focal points of Madrid’s residential market, with more than 22,000 homes planned for this area. This neighbourhood forms part of the urban development strategy for south-east Madrid, which also includes areas such as El Cañaveral, Ahijones, Valdecarros and Los Cerros. Taken together, these developments envisage the construction of around 110,000 homes over the coming years.
