AM|48 has laid the foundation stone for its first project in Aveiro, Foz de Prata. The development's first marketing phase began on 28 September, with the first 5 plots (Ethula, Ceramium, Ruppia, Lagum and Plantium) being exclusively residential.
Promising to bring "new life to the city of Aveiro", the project, located next to the São Roque Canal, aims to promote and be a hub for economic development in the Aveiro region. With an investment of around 150 million euros, Foz de Prata is scheduled for completion in 2030.
José Ribau Esteves, Mayor of Aveiro, emphasises that "the Foz de Prata investment will breathe new life into a degraded and abandoned area of the city of Aveiro, which will now be able to provide everyone with access to the privileged landscape of the salty south of Aveiro and the fantastic Ria de Aveiro. The path of quality and responsibility that we have travelled so far, AM48 and Aveiro City Council, guarantees that the next stages will realise the excellence of the ideas and projects on the ground."
Housing, hotels and commerce
In addition to the residential component, the project also includes a hotel unit, a medium-sized shopping centre and other commercial, service and leisure areas. In concrete terms, it consists of flats ranging from 1 to 5 bedrooms, a hotel unit with around 155 tourist flats and rooms - a total of 310 beds, a medium-sized commercial area, shops, services and large outdoor recreational and leisure areas, which occupy a construction area of over 80,000 square metres, spread over 11 plots.
Strong commitment to sustainability
The AM|48 development is a pioneering project in Portugal in terms of sustainability, being one of the first with LEED-ND (Leadership in Energy and Environmental Design- Neighbourhood Development) certification.
Adopting a zero-carbon concept by not driving on the surface or storing and using rainwater to irrigate and clean public spaces are just two of the many aspects that are complemented in this proposal. The buildings also have photovoltaic solar thermal panels and green roofs, thus complying with the latest sustainability parameters. The project also includes the construction of cycle paths, car charging stations and bicycle charging stations.
