Aedas Homes enters flex living with the launch of two projects in Madrid and one in Valencia, in collaboration with two institutional investment partners. In addition to participating in the capital under a co-investment model, Aedas will also be responsible for the development of these buildings through its Real Estate Services division.
The first three flexible rental projects to be carried out by the company represent an investment of more than 130 million euros and will have nearly 900 fully equipped units. These will include extensive communal areas such as outdoor swimming pools, coworking spaces, community rooms, bicycle parking and penthouse terraces.
The flats, intended for medium and long term rental, will be fully equipped and will have green areas and indoor communal spaces such as lounges, dining rooms, kitchens, laundry and gymnasium.
The projects are located in strategic locations in Madrid and Valencia. The project in Valdebebas, Madrid, will have 528 units and is located just minutes from Madrid-Barajas Airport, Feria de Madrid and Juan Carlos I Park. The second project in Madrid is in the Valdemarín neighbourhood (190 units), in the Moncloa-Aravaca district, with easy access to the A-6 and close proximity to Moncloa. The project in Valencia, with 158 units, is located 10 minutes' walk from the port and the Marina de Empresas start-up hub.
These buildings are expected to start welcoming their first tenants in 2026 in Valdebebas and in 2027 in Valdemarín and Valencia. They will be managed by first class operators.
With these new projects, Aedas Homes reinforces its objective of positioning itself as a key industrial partner in the development of flex living projects in Spain.
