A private investor has bought the Magán Residence for the Elderly, which is located on Miguel Delibes Street in the town of Torrejón de la Calzada, thirty kilometres from the centre of Madrid.
The asset has a surface area of 4,320 square metres and offers a total of 140 beds. The buyer is a private investor from Madrid who has paid 8.5 million euros for the property, according to industry sources. The operator of the residence is the French group DomusVi, which has a long-term contract. Domusvi has more than 300 centres in France, Spain and China.
This asset class, which is directly related to the retired target group, is looking for new ways of living (such as coliving or supervised flats), especially in city centres and areas close to the coast. The BTR market is one of the most important aspects in this respect.
Latest elderly care home transactions
Wellder, the socimi owned by Renta Corporación and the Dutch fund APG, has invested a total of 7.5 million euros in the purchase and partial refurbishment of the DomusVi Río Vena nursing home in Burgos. The asset, built in 2009, has 98 beds and a surface area of around 4,500 square metres.
At the end of January, Healthcare Activos acquired six nursing homes in Belgium from AG Insurance. It also acquired two hospitals in Portugal from Fidelidade. Specifically, the six Belgian nursing homes, located in the regions of Flanders (5) and Brussels, have about 800 beds and 48,800 square metres, and are leased to the operators Colisée, Korian and Vulpia.
Also in January, Threestones Capital added a nursing home in Arenys de Mar (Barcelona) for 4.2 million euros. The property will be leased and operated by the Lantus Group. The property has two buildings with 2,422 square metres and 1,667 square metres of leasable area, with a total capacity of 78 private beds.
