This 120 million euro project, from Foz Vintage, was officially presented this Thursday, during a visit to the construction site, with the presence of the Mayor of Oeiras, Isaltino Morais, who considered this project to be «fundamental to the development of the Oeiras Valley, where we want to create a good environment to host companies. It is an example that shows that, despite the pandemic, the country did not stop». He also highlighted the importance this type of project has for the Lisbon Metropolitan Area as a whole, and considered that we «are still missing models that look into the region as a whole since there is a great connection between the municipalities».
Designed by JQPV Arquitetos Associados architect firm, the World Trade Center follows three main pillars: environment, technological innovation and people. According to Foz Vintage, it seeks to be «a flexible, adaptable and evolving space which will add three great benefits: a business platform sustained by models which favour entrepreneurial success, a workplace oriented towards the future, technology and productivity and an atmosphere which favours a lifestyle focused on sustainability and well-being». He further added that «this is why the project was conceived since its inception to be, once concluded, certified Lee Gold and Well Gold, confirming its atmosphere and its people come first».
The World Trade Centre will have 25.000 sqm of offices. One of the buildings, Lot 2, already has tenants to occupy 60% of its area, but their names have not yet been disclosed. Vasco Fonseca, Foz Vintage’s COO, guaranteed that «they are big names, good brands which dignify the project. Offices allow areas of 2.000 sqm per floor and we favour tenants which occupy a full floor».
The rent value is around 15 to 16 euro per sqm and C&W and Worx will be in charge of marketing the office areas. CBRE will be charged with the asset’s management.
Later, lot 1 will also be placed on the market.
The project will also include 4.000 sqm of retail and services, including stores, restauration and gym, besides a 1.700 sqm standalone retail space and a 127 room (4 or 5 star) hotel, whose operator has already been chosen, but whose name has not yet been disclosed. «The hotel will advance to a second stage, in 2022, which will be concluded in 2024», advanced Vasco Fonseca.
