Vyosa buys Edificio Cristalia 9, owned by the company Cerro de los Gamos. The company Viviendas y Oficinas (Vyosa) is known in the real estate sector for owning one of the most well known buildings in the capital: the emblematic Edificio Beatriz.
Located at number 3 Vía de los Poblados, in the business area of Campo de las Naciones, this exclusive office building is one of the jewels of the Cristalia Business Park. The building has a surface area of more than 5,100 square metres distributed over six floors of office space plus the ground floor. Approximately, this space would be the capacity for 85-510 workstations. In addition, the complex is completed with two floors for parking, with a total of 107 parking spaces.
The building formerly housed the headquarters of Iberdrola Renovables. Later, the tenant became Haya Real Estate, the real estate services subsidiary of Cerberus. The property company Cerro de los Gamos, until now the owner, had commissioned TC Gabinete Inmobiliario to find a buyer through an off-market process, according to El Confidencial. The amount could have reached approximately 20 million euros.
After Haya's move, Vyosa has decided to take advantage of the fact that the property is currently empty to refurbish the building in order to bring it up to current standards. The rent for the property currently stands at €14.75/sqm/month, according to the consultancy firm JLL on its website.
María José Cantón, CEO of VYOSA, explains that "this is an asset located in one of the most active business parks in Madrid, with a very flexible configuration that allows the lease of high-level offices in a wide variety of areas ranging from 430 to 5,148 square metres".
The transaction is part of Vyosa's growth strategy, as the company is currently in the process of reorganising its portfolio. Thus, Vyosa is divesting several of its assets considered non-strategic while analysing new investment opportunities for 2023.
