STK, a company linked to the Dominican-owned SOCIMI Veracruz Properties, has acquired the Amura building, located in Alcobendas, for €36.3 million. The transaction was finalised on 29 April and marks the group’s entry into the Madrid office market.
The property has over 18,100 sqm of gross floor area, spread across five floors of office space. Built in 2002and fully refurbished in 2022, the asset has an occupancy rate of over 80%.
Veracruz Properties will take over the management of the building, situated next to the A-1 motorway, in an established business area in the north of Madrid. Companies based in the property include RIA, GEA and Ingram Micro, with Planet Fitness being the latest addition.
The transaction expands Veracruz Properties’ activity in the office segment, where it already owns two buildings in the Táctica Business Park in Paterna, with a total floor area of approximately 18,000 sqm, and offices of over 1,000 sqm on Calle Colón in Valencia.
The SOCIMI also owns retail properties in the Levantine corridor and Andalusia, including Plaza Mayor Xàtiva, Plaza Mayor Gandía, Parque Comercial Parla Natura in Parla, and El Arcángel in Córdoba. In addition, it has acquired three care homes for the elderly in Valencia.
Following STK’s acquisition of the Amura building, Veracruz Properties has increased the value of its portfolio of assets under management to around €221 million.
