The Spanish insurance group Sanitas and the real estate company Colonial are negotiating the transfer of the former headquarters of the German multinational IT services company T-Systems in the Catalan capital, in the 22@ technology district, according to Expansión newspaper. The building is currently empty.
Colonial acquired the property in 2019 from a part of the Castellví family with no organic relationship with the eponymous group for 100 million euros. The possible site of this healthcare centre, which is located between numbers 110 and 130 of Calle Sancho de Ávila, has a usable area of almost 18,000 square metres and 160 parking spaces.
Sanitas has long been looking to expand its hospital offer in Barcelona, where it already has the Sanitas Cima Hospital in the exclusive Sarrià-Sant Gervasi district. Expansión sources assure that the health insurance group has been looking for a property that fits its needs for some time.
There is a problem of oversupply in the 22@ district: the availability rate is over 20%
22@ is a district coveted by companies in the field of information and communication technologies (ICT) in which companies such as Amazon, Cisco, HP and Microsoft have a presence. But this business centrality contrasts with the lack of services and residential uses of the area in general. The opening of a health centre in this area could meet this demand.
