Meridia Capital has leased 6,000 sqm of offices to Hipatia Education in its building located at number 1 Plaza Cronos in Madrid, in the Madbit district.
The educational group has signed a long-term contract to occupy four floors of offices and a commercial premises of this building, where it will install its new educational center for vocational training.
The operation, which has been advised by Colliers, has also involved the relocation of the previous tenant of the property, a company specializing in computer software and hardware, which will remain there occupying an area of 3,100 sqm.
With a total surface area of more than 9,657 sqm, number 1 Cronos square was fully refurbished in 2021 by the Colliers architecture team. It has floors of 2,000 sqm, a 200 sqm practicable terrace on the roof, and more than 200 parking spaces. In addition, the building has large common areas in a lobby with a free height of more than five metres, and in various spaces there have been stationary bicycle areas for the exclusive enjoyment of users.
"We are delighted to welcome Hipatia Educación, which has been committed to Madbit and our building from the beginning. Thanks to the relocation of the current tenant, we have reached an occupancy rate of close to 100% in this asset," says Jorge Romero, senior associate at Merida Capital.
For his part, Martín Galbete, national director of offices in Colliers, points out that "this operation confirms that the Madbit area is capable of attracting large users of tertiary spaces due to the quality of its buildings, its good communications by public transport and its high level of services in an environment undergoing profound transformation, surrounded by large parks and green areas. These conditions will allow it to become the new technological district of reference in the city of Madrid, similar to other tech districts, such as Zuidas, in Amsterdam; Brooklyn, in New York; Mitte, in Berlin; or 22@, in Barcelona".
