Mapfre has put the available space in the Perón 40 office building, located in the AZCA area of Madrid, on the rental market. The company has appointed Savills to market the spaces and reposition the building.
This move follows the transformation of the Moda Shopping Centre into a flexible office complex, covering more than 9,000 square metres. The initiative incorporates the development of an extensive rooftop terrace for the benefit of office occupiers, as well as a number of dedicated catering and amenity spaces.
The structure has a total area of 20,950 square metres spread over four levels, with more than 5,000 square metres of conventional office space, updated to meet the current demands of corporations in terms of sustainability, flexibility and user wellbeing. In addition, the building has obtained LEED GOLD Certification. To date, 2,986 square metres remain available for lease.
In the AZCA district, the vacancy rate has decreased from 10% three years ago to 5.46% by the end of 2023. Savills notes the growing preference of companies for refurbished buildings that are sustainable, well-connected and offer a wide range of services for their workers, thus positioning the Perón 40 offices as an excellent option for businesses interested in setting up in this area.
