Grupo Insur has selected Cushman & Wakefield for the exclusive marketing of Elever, its new office building located in Las Tablas, near Madrid Nuevo Norte. The project involves an investment of €44 million by the real estate group and will have a total rentable area of 9,990 square metres, plus more than 1,146 square metres of private terraces.
Currently under construction, the building is expected to be completed by September 2025. Designed by Fenwick Iribarren Arquitectos, Elever will feature office floors of up to 2,250 square metres without intermediate pillars, including private terraces, 1,136 square metres of communal terraces and 1,332 square metres of green areas. These areas are designed to encourage disconnection and creativity, as well as offering open-plan and flexible workspaces that seek to maximise user comfort and efficiency.
Elever will also seek the highest environmental certifications, including LEED Gold, WELL Gold and WiredScore Gold, to ensure a healthy, technologically advanced and environmentally friendly work environment. Among other features, the building will have 234 parking spaces, 80 charging points for electric vehicles, state-of-the-art air conditioning and ventilation systems, and dedicated wellness spaces on its rooftop.
Enrique Ayala, Insur Group's Madrid development director, states that "Elever not only responds to the growing demands for sustainability and efficiency, but also puts people at the centre, creating an environment that fosters their well-being and productivity". He also highlights that "its location, next to Madrid Nuevo Norte, one of the most promising areas of the capital, reinforces its attractiveness as a corporate headquarters".
Alfredo Collar, Director of Cushman & Wakefield's Madrid Office Agency, said: "This project is a clear example of how the offices of the future must not only be sustainable and technologically advanced, but also places where flexibility and comfort are a priority to attract and retain talent".
Elever has been designed following the Blue & Green Architecture model, aimed at improving sustainability and the well-being of users, redefining the concept of workspace with a human-centred approach. This complex, according to Grupo Insur, aims to be a benchmark in sustainability and innovation in a consolidated and active business area of Madrid, surrounded by services and amenities, making it a strategic location to establish a corporate headquarters. Elever will also provide accessibility and strategic connections to main roads such as the M-30, M-40 and Paseo de la Castellana, as well as proximity to Adolfo Suárez Madrid-Barajas airport and Chamartín station.
