Grupo Insur has completed the acquisition of La Sierra Business Area, a 31,124 sqm office complex located in Mirasierra, north of Madrid. The transaction, structured through a partnership with private equity, expands its portfolio in the capital and increases its exposure to one of Spain’s leading tertiary markets.
The property comprises two buildings of 13,658 sqm and 17,466 sqm respectively, and features over 600 parking spaces. Following a comprehensive refurbishment, it now features collaborative spaces, an auditorium, a gym, catering areas, terraces and landscaped areas, as well as holding LEED Platinum and WiredScore Gold certifications, relating to sustainability, energy efficiency and digital connectivity.
Its location offers direct access to the M-30, M-40 and M-11 motorways, facilitating journeys to Adolfo Suárez Madrid-Barajas Airport and Chamartín-Clara Campoamor station. It is also close to the Mirasierra-Paco de Lucía transport hub, which brings together Metro and Cercanías services, as well as to Plaza de Castilla and the Cuatro Torres district.
The area is home to several of the major urban development projects in the north of the city, including Madrid Nuevo Norte and the Oria Innovation Campus, built on the site of the former Clesa factory. In addition to these initiatives, the area benefits from its proximity to the Villanueva University campus and its integration into an established residential area.
The acquisition forms part of Grupo Insur’s strategic plan, which aims to expand its property portfolio and diversify its geographical presence. The listed company manages a commercial property portfolio of over 165,000 sqm comprising offices, hotels and retail premises, with a gross value of €542 million.
