Factor Energía changes offices and moves to the prime CBD (Central Business District) area of Barcelona. The company will now be located in the Illa Diagonal building, in a space of 1,800 square metres, in an operation advised by Cushman & Wakefield.
The new location of Factor Energía responds to the growth experienced by the energy trading company, which has more than 250,000 customers and a staff of more than 300 people. "The expansion we have experienced in recent years has led us to the need to look for a new space that fits our current needs," says Emili Rousaud, founder of Factor Energia.
This operation also highlights the great activity in Avenida Diagonal, considered the most prime area of Barcelona's CBD. In this regard, Natalia Tost, a partner in Cushman & Wakefield's Barcelona office agency team, pointed out that "consolidated companies in this area continue to opt to maintain the location of their offices in Barcelona's CBD, but taking advantage of the opportunity for renovation offered by many buildings on the emblematic and traditional Avenida Diagonal".
According to Cushman & Wakefield data, pending the activity of the last three months of the year, from January to September, 28,000 square metres were let in Barcelona's CBD, of which Avenida Diagonal has captured 84% of the total.
Office absorption activity in the CBD-Prime area represents 17% of the total in the city. In this line, the latest data from the consultancy firm show that pharmaceutical and professional services companies are the ones that have demanded the most office space in Barcelona, mainly due to their sustained growth.
In terms of projects underway, it is worth noting that the emblematic AURA building, located at 471 Avenida Diagonal, will soon be added to the office park in this area. AURA will have 14,100 square metres of newly built offices and 2,500 square metres of green spaces. The building will be LEED, WELL and Wired Score Platinum certified, and will be regulated under the LEVEL(s) framework - the highest ESG criteria -, aimed at companies for which presence is essential, with the objective of becoming a strategic ally in the attraction and retention of human talent.
