The real estate fund Excem and Merlin Properties, co-owners of building number 36 on Calle Goya, have sold the property to Yukon Capital, the family office of the Catalan Rubiralta family, owners of the Werfen medical devices group.
The transaction has been closed for 52 million euros in a property that will be occupied by the flexible office space company WeWork, which will sign a long-term rental contract. The price paid for the asset suggests that good office buildings in prime areas keep investors interested, despite the uncertainty surrounding the sector.
The property, which was previously occupied by the electricity company Unión Fenosa, has an area of 4,500 square meters and is located in one of the commercial and office hubs of Madrid. Until now, the owners proceeded to reform the property, which is now waiting to be occupied by WeWork.
Excem Real Estate is a real estate subsidiary of the Hatchwell family group, which has investments in hostels (under the Cats brand), a socimi for coliving and residential projects in Madrid, Costa del Sol or Murcia.
