Conren Tramway has bought the old industrial facilities of Braun in Esplugues de Llobregat, with the aim of transforming them into an office complex. The company expects to finish the rehabilitation works at the end of 2023 and deliver the work in 2024.
The real estate company owned by the Hugas family and the German group Conren Land continues to bet on Barcelona. In total, the company plans to invest 50 million between the acquisition of this disused electrical appliance factory with 25,000 sqm and the development of an office complex that will house companies dedicated to life science and technological innovation.
The design of the project has been entrusted to BCA Arquitectes, who have worked to convert it into a "creative office" campus, capable of housing either a corporate headquarters or a multi-tenant campus. The design criteria follow strict environmental and circular economy policies, as well as the most demanding energy efficiency and sustainability standards in order to obtain Leed Gold certification.
Located opposite the headquarters of the Bayer group, within the GaII pharmaceutical hub, the project will help the urban regeneration of the area, after the approval of the GaII and Montesa urban modifications, which will transform this old industrial area into adapted workspaces to the new productive economies, a new hospital center of the Vithas group and more than 2,000 new homes.
Braun's is the third project of urban regeneration and repositioning of singular buildings carried out by Conren Tramway, after those of La Mercedes, in Sant Andreu; and les Tres Xemeneies, on Paral·lel, both in Barcelona.
