Conren Tramway (CT) has acquired a site from Grupo Inmobiliario Castellví in one of the most consolidated areas of Barcelona's 22@ district, with the aim of developing a new office building. The company plans to start construction in the first half of 2026 and expects the building to be delivered in 2028. With this new acquisition, CT will expand its portfolio in Barcelona's technology district to a total of seven office buildings.
The transaction, the financial details of which have not been disclosed, was advised by Garrigues for CT, while Grupo Castellví was assisted by Cushman & Wakefield, Cuatrecasas and RCD.
The acquired plot has a buildable area of 12,000 square metres and is located at the intersection of Tánger, Badajoz and Ávila streets, close to Plaça Glòries, a strategic location surrounded by major corporations such as Amazon, HP, Oracle, WeWork and Cuatrecasas.
CT has initiated the first steps to develop a project that complies with the CT Design Principles, aimed at meeting the demands of large corporations. The design envisages large collaborative areas, outdoor workspaces, a significant welcome lobby and additional facilities such as a gymnasium and changing rooms. In addition, the project will include dedicated micro-mobility areas to promote sustainable transport and will be designed to offer flexibility, adapting to different types of tenants.
In terms of sustainability, CT will implement strategies to minimise the carbon footprint during the construction and operation of the building. These include energy optimisation of the façade, water recycling systems and the use of sustainable materials. The building is aiming for LEED Platinum certification, the highest in terms of sustainability for offices. The architectural design of the project has been commissioned to the Batlleiroig studio.
