Conren Tramway has just closed the third operation of his first institutional fund. The real estate manager and developer, owned by the Hugas brothers and the German firm Conren, has bought Torre Cerdà, located on the border between Barcelona and L'Hospitalet de Llobregat, from the insurance company Generali. The operation amounts to 30 million euros and includes the cost of refurbishing the asset.
Torre Cerdà is a well-known office building that has a good location between two of the main business areas of the Catalan capital: Paseo de la Zona Franca and Plaza Europa. Both areas are in full growth, which will mean a repositioning of the entire environment. In addition, the property is located in one of the road entrances of the Catalan capital and has easy access to Barcelona Airport.
The building has a gross leasable area of 8,606 square meters, distributed over 13 floors above ground, and more than 100 parking spaces. Currently, Generali has rented about 40% of the property, although it will leave these facilities in the coming months to concentrate on another building. Among the rest of the tenants, Altamira stands out.
