Árima Real Estate has signed a corporate agreement with the biopharmaceutical multinational MSD, known as Merck in the United States and Canada, for the relocation of the headquarters of its Spanish subsidiary to the Botanic building in Madrid. This move has been notified to the Spanish Securities and Exchange Commission (CNMV) and represents a significant step for both parties.
The lease comprises the entire 9,902 square metres of gross leasable area of the building, spread over nine floors, plus more than 3,500 square metres of outdoor space, including gardens and terraces, and 223 parking spaces.
This long-term agreement is located in the same area as MSD's previous headquarters and is notable for its strategic logistical location. The choice of Botanic as the new headquarters is due to its distinctive feature: being the only office building in Spain with its own botanical garden, designed by the landscape designer Isabel Pallarés. This garden is home to more than 100 species from all over the world, selected for their adaptability to the local environment.
Botanic's design, by Estudio Álvarez-Sala, contributes to the uniqueness of the property, which has obtained the highest sustainability and wellness certifications, including LEED Platinum and WELL Gold, as well as WELL Health & Safety certification.
The transaction has been advised by CBRE Spain in the real estate field, and with the legal support of EY Abogados and Baker & McKenzie, reinforcing Árima Real Estate's role in the real estate market and underlining MSD's commitment to sustainability and the well-being of its employees by choosing a headquarters that integrates nature in its design and operation.
