Angelo Gordon and IBA Capital Partners have closed the sale of the Edificio Nodo in the capital. The buyer has been a French investment fund managed by Corum. The property has a total of 29,000 square meters and is located at number 29 Trespaderne Street, between Madrid Barajas Airport and IFEMA. Surrounded by high standing national and international companies, the location of the building is strategic.
The recent rehabilitation of the space, with 80% occupancy and its long-term contracts, position it as a modern asset focused on companies that are committed to innovation. Some of the current tenants would be Vodafone, SGS and Amara, among others. The property also has the international BREEAM Very Good certificate, which certifies compliance with the highest sustainability standards.
The sellers, Angelo Gordon, the global alternative investment firm, and IBA Capital Partners, a leading player in the office segment with an extensive portfolio of properties, have been advised by BNP Paribas RE and JLL. On the other hand, the operation has received legal advice from Uría-Menéndez and Pérez-Llorca, and technical advice from Cushman & Wakefield.
