Merlin Properties inaugurates the Logistics Park “Merlin Cabanillas” with 100% occupancy

Merlin Properties today inaugurated the logistics park Merlin Cabanillas, with 202,600m² of gross lettable area. The park is the biggest logistics development in Spain since 2007, and reached full occupancy before opening, according to information from the owners. 

Merlin Cabanillas is situated in the Henares corridor, alongside all the large national and international operators. The Guadalajara-Cabanillas zone is a coherent, strong contributor to the national logistics network.

The park is 15 km from the centre of Madrid, and 42 from Barajas airport, with direct connections to the A-2 and the R-2.As part of the logistics development programme of Merlin Properties, Merlin Cabanillas Park will be its main exponent. Two years ago this SOCIMI identified this zone as one of great potential, and reached an agreement with two developers to construct the park, promising to buy once building was complete. The park, divided into five modules, was conceived using the highest standards of quality to satisfy the demands of today’s large international developers. It has wide roads, a minimum altitude of 12 metres, a high number of loading (1 every 800 m2), structure and finish in reinforced concrete, LED illumination, expansive manoeuvring and ample parking. Additionally, the design is highly efficient from the energy point of view. Module A is one of the first warehouses in Spain to have a gold LEED certification and the other 4 modules are in the process of certification now.

Merlin-Cabanillas is leased 100% to Logista, Luis Simoes, XPO Logistics and one other operator. After an investment of 96.1 million euros, gross annual rents come to 7.8 million, la gross yield of 8.2% over cost, according to Merlin Properties .

 The success of this development is more proof of the excellent phase the logistics market in Spain is experiencing, helped by economic growth, record exports and, above all, the raid growth of online sales. Spain has been the country with the greatest growth in e-commerce last year, a total of 19%, rapidly approaching European averages, where online sales have overtaken retail sales at 10%, compared to 4% in Spain.

Meanwhile, Merlin Properties Is continuing to implement its logistics plan, with almost 280,000 square metres presently under construction in the A-4 corridor (Pinto and Gavilanes) and the A-2 corridor (Meco, Azuqueca and San Fernando), strengthening their position as leaders in the main logistics centres in Madrid
