Impar Capital targets €250M investment in 2026 to drive expansion across Spain

Impar Capital is planning to deploy €250 million in 2026 as it accelerates its expansion strategy across Spain, building on a year of strong growth that saw the firm surpass €638 million in assets under management and deliver 128,000 square metres of developed space.

The investment programme will focus on consolidating the firm’s presence in existing markets while expanding into new geographies, with a continued emphasis on the living sector across its three core verticals: residential and luxury residential, serviced apartments and hospitality. The strategy follows an active 2025, during which the company executed multiple acquisitions, including a landmark project in San Sebastián—marking its entry into the city—and the Velarde 1 asset in Madrid, reinforcing its footprint in the capital.

The company’s growth has been underpinned by both investment activity and internal scaling, with headcount increasing by 30% over the past year as Impar strengthened key functions such as project management and commercialisation. The firm is expected to continue expanding its team in 2026 to support a growing pipeline and the launch of new business lines.

Roberto Perri, CEO of Impar Capital, said the company aims to maintain a similar pace of growth, “continuing with a strategy based on quality, investment discipline and long-term value creation,” while remaining aligned with its original operating principles.

Carmen Panadero, Managing Director, added that, following a year focused on consolidating its three business verticals, 2026 represents “an ideal scenario for significant expansion”, supported by a robust pipeline and active sourcing of new opportunities.

The planned capital deployment reflects increasing investor interest in Spain’s living sectors, where structural demand drivers and limited supply continue to support development-led strategies and geographic diversification beyond core markets.
